How Stamp Duty Works
Stamp Duty Land Tax (SDLT) is a tax you pay when buying a property in England. It works in bands - you only pay the rate for the portion of the price that falls within each band, similar to income tax.
Standard Rates (from 1 April 2025)
| Up to £125,000 | 0% |
| £125,001 – £250,000 | 2% |
| £250,001 – £925,000 | 5% |
| £925,001 – £1,500,000 | 10% |
| Above £1,500,000 | 12% |
First-Time Buyer Relief
If you're a first-time buyer purchasing a property up to £500,000, you pay no stamp duty on the first £300,000 and 5% on the portion from £300,001 to £500,000. No relief is available on properties over £500,000.
Additional Property Surcharge
If you already own a property and are buying an additional one (second home, buy-to-let), you pay a 5% surcharge on top of the standard rates on the entire price.
