People sometimes assume February is a quiet month for property. It isn't, and this year less so than most.

Base Rate Held at 3.75%

On 5 February, the Bank of England's Monetary Policy Committee voted 5-4 to hold the base rate at 3.75%. It was a close call — four members wanted a cut — but the message to buyers and sellers is what matters: rates have settled, and that certainty is doing a lot of heavy lifting.

Mortgage lenders had already priced this in. Two-year fixes remain broadly stable. What that means round here is simple: buyers who were "waiting to see" through November and December have started making offers.

What We're Seeing in Chorley

Enquiries picked up sharply from mid-January. Family homes in Astley Village, Euxton and Whittle-le-Woods have been particularly busy — proceedable buyers looking for a move-in-ready summer. Well-priced homes are agreeing sales inside a fortnight.

The stock shortage that's shaping the national picture is showing up locally too. If your home is in the £180k–£300k bracket in central Chorley, there are more registered buyers than there are properties to show them.
